HUD's 2026 FHA loan limits are the highest in the program's history, effective for case numbers assigned on or after January 1, 2026. The national floor for a single-family home is $541,287 — up 3.26% from 2025 — and the high-cost ceiling is $1,249,125.
The mechanics: the floor is 65% of the 2026 national conforming limit ($832,750); the ceiling is 150% of it. Counties in between are set at 115% of the local median home price. Alaska, Hawaii, Guam, and the U.S. Virgin Islands are special exception areas with single-family limits up to $1,873,687.
Multi-unit limits rise steeply — at the floor, $693,050 for two units, $837,700 for three, and $1,041,125 for four — which is what makes the owner-occupied multi-family 203k such a powerful strategy.
