SCENARIO PLAYBOOK

Foreclosures, HUD Homes & REO

Bank-owned properties are sold as-is. Renovation loans are how prepared buyers win them.

Bank-owned homes, HUD homes, and REO properties are sold strictly as-is — banks don't make repairs, and many of these homes can't pass FHA's standard minimum property requirements, which locks out ordinary FHA buyers entirely.

The 203k was practically invented for this. Because required repairs are financed and completed after closing, the property doesn't need to be livable on day one. HUD even gives owner-occupant 203k buyers priority bidding windows on HUD homes before investors can compete.

Discounted purchase price plus financed renovation frequently produces instant equity — the classic buy-it-broken, finish-it-yours play. The discipline is in the numbers: a solid contractor bid before you commit, and honest after-repair value expectations.
